FLOOR PLANS

Included in your Custom Floor Plan Purchase:

• One-on-one meetings with the floor plan designer to discuss your ideas.

• Unlimited changes to your floor plan design, at no additional charge.

• A buildable plan that follows local jurisdiction requirements. *

• A PDF set of CAD sheets that will allow you to build your home one time. Every PDF package includes: 


o Cover Sheet—A rendering of the front exterior of the house.

o Foundation Plan—This plan gives the foundation layout, including support walls, excavated and unexcavated areas, if any, foundation notes and details, and floor framing.

o Detailed Floor Plans—These plans show the layout of each floor of the house. Rooms and interior spaces are carefully dimensioned.

o Cross-section wall details, as well as window and door schedules. These plans may also show the location of kitchen appliances and plumbing fixtures.

o Suggested locations for electrical fixtures, switches and outlets.

o Interior Elevations—The interior elevation drawings show a suggested layout design of kitchen cabinets.

o Door & Window Schedules—Sizes, quantities and descriptions of all doors and windows shown on the plan.

o Exterior Elevations—Included are front, rear, left and right sides of the house. Exterior materials, details and measurements are also given.

o If trusses are used, it's suggested that you use a local truss manufacturer to design your trusses to comply with your local codes and regulations.

Each plan is buildable and designed to be consistent with the Virginia Dwelling Code in effect at the time the plan was created.*

*Every jurisdiction may have varying requirements for engineering. Modifications may be necessary to meet applicable building codes, ordinances, local climatic, and geographical design criteria. 599 House Plans, nor the Floor Plan Designer, are not responsible for these requirements. Consult a builder, architect or other construction professional as necessary.


Manufacturer instructions should be followed for all materials, appliances, and systems. Heating/air conditioning layouts, plumbing pipe layouts, and electrical wiring layouts are not included. Consult a local mechanical contractor for systems suitable for local climate conditions.


Please note: With the purchase of custom floor plan,  you may only build one home from a set of plans. Plan licenses are non-transferable and cannot be resold.

How It Works

2. TELL US YOUR NEEDS

Describe your house needs and wants. Feel free to provide details about the house style and size. We're happy to look at sketches, ideas, or Pinterest images.  We do encourage you to look at the dozens of house plans on our site for inspiration

3. PROJECT BEGINS

Once you purchase the custom floor plan package, or purchase an existing floor plan design, we'll get started on designing your unique floor plan to make uniquely yours.

4. DESIGN IN PROGRESS

Once we've begun designing your house plan, we'll send updates on how the project is going. You will be allowed (and encouraged) to make unlimited changes to the designs, as you see fit.

5. PROJECT ENDS

Project ends on time, on budget, and when you're fully satisfied with the final designs.

  • What are your business hours?

    Monday—Friday: 9am-5pm

  • Does requested changes cost more?

    Nope! All floor plans are a set price of $599. That includes unlimited changes and modifications, and a completely custom floor plan design.

  • What type of payment methods do you accept?

    We accept debit cards, credit cards, and Paypal.

  • How long does the design process take?

    There is no firm answer for this. Most projects tend to take 1-3weeks from start to finish. Though, the process can take longer if there are several rounds of changes being made.


    However, at the time of purchase, we will review your specific wants/needs and give you an expected timeframe. All timeframes are subject to change, but please understand that we work as quickly as possible.

  • What is included in the $599 price?

    All custom floor plan purchases include:

    • A floor plan design that is custom to your wants and needs.
    • Unlimited changes to your floor plan design.
    • One-on-one consultations and discussions with the floor plan designer.
    • A final plan that is buildable through a construction company.*
    • Complete PDF files with your final floor plan design.

    *Please note: All jurisdictions have varying requirements for engineering—in regards to the safety of house plans—which is not the responsibility of 599 House Plans.
